BOOKING CONFIRMATION & DEPOSIT
After receipt of your written reservation, you will receive a booking confirmation with the request to pay a deposit. The amount of the deposit varies according to the length of your stay and the total amount of the stay. After receipt of the payment on our bank account, you will receive a written confirmation of receipt and the booking is considered binding.

CANCELLATION
Please note that the deposit will be used as a handling fee and compensation for damages and will almost always be retained.
In case of cancellation up to 1 month before the start of the trip, no cancellation fees will be charged, except for the deposit. In case of cancellation between 1 month before arrival and departure, non-arrival or early departure 100% of the amount will be collected.
In exceptional cases, such as in the Corona - crisis, we give our guests the possibility to use their deposit for another holiday with us in the residence or we will refund the deposit.
This is always and in any case in consultation with the guest.
CONDITIONS OF PAYMENT
We would like to point out that in the apartments of 40 m² a minimum number of persons of 2 and in the apartments of 70 m² a minimum number of persons of 4. If fewer people use it, the minimum number will still be charged.
We are happy to provide you with towels, bed linen, hairdryer, dishwasher tabs and cleaning products for the duration of your holiday. You can also use the advantages of our climate house A -heating, electricity and the above mentioned are included in the price. We ask for a proper final cleaning, otherwise 50,00€ will be collected.
DAMAGES
During your stay you will be provided with various equipment such as a dishwasher, refrigerator, etc. Before your arrival the whole apartment will be checked thoroughly. In the event of damage to the apartment or equipment, the guest must pay for the repair costs himself and will be invoiced.
TOURIST TAX
Until 31.12.2021, each guest will be charged the local tax in the amount of 1,35€ per person and night at departure. From 01.01.2022 the rate will increase to 1,75€ per person. Children up to the age of 14 years are exempt from this. The visitor's tax is paid to the municipality of Olang and the Kronplatz Tourism Association, which use the money to maintain the infrastructure and improve quality.
REDUCTION FOR CHILDREN
Children up to the age of 1 year can enjoy their stay in the residence at no cost.
From the second year of life, children are considered to be full payers.
ARRIVAL & DEPARTURE
On the arrival day you can Check IN your apartment from 3.00 p.m.
If you arrive after 08.00 p.m., please contact us precocious.
On the day of departure, we ask you to clear the apartment until 09.00 a.m.
EQUIPMENT
All our apartments have at least one cozy bedroom with desk and safe, a spacious living-dining area with (sleeping) couch and a fully equipped kitchenette. In the kitchen you will find an electric cooker with induction hob, refrigerator with freezer compartment, dishwasher, microwave, filter coffee machine, kettle, various kitchen utensils and dishes.
The apartments "Dolomitenblick" and "Herrenkammer" are additionally equipped with an oven. A TV with satellite receiver is also available. The spacious bathroom with shower includes a washbasin, bidet, WC, hair dryer and fluffy towels.

SKI DEPOT & BICYCLE DEPOT
"We'll make it easy for you...!" Wet apartments - icy and wet ski boots or snowboard boots were yesterday...we have the comfortable solution! In our Ski Depot your equipment is safely stored and at the same time dried overnight. Start with comfort into a skiing day for connoisseurs.
Stow away your bicycle, e-bike, mountain bike or downhill bike in our depot during the summer months.
DOGS & ANIMALS
Dogs and small pets are very welcome in our animal-friendly Residenz Erschbaum in South Tyrol. Please understand that we charge an extra 20,00€ per day without food for your four-legged friend. The guest must pay for any damage caused by the pet. For hygienic reasons it is forbidden in our house to let the animals rest in the beds of the guests and on the couch!
LAUNDRY
Out late? Dirty laundry? For an extra charge and on request you can use our laundry room with washing machine, dryer, iron and ironing board.
CLEANING
A daily cleaning service of the apartment (20,00€ per cleaning) is offered to our guests on request.
Final cleaning: we ask to leave the apartment in a clean and ordinary condition, otherwise 50,00 € will be charged.
PARKING
A free parking space is available for your vehicle.
